Factory built buildings, by their very design, have many virtues of green construction and sustainability. With the majority of construction occurring in a controlled factory environment modular buildings have proven to be more environmentally-friendly than traditional “stick built” construction. 2) Quality

  • All buildings go through a comprehensive Quality Assurance (QA) program and are inspected at various stages of factory construction.
  • Proven repeatable tasks on the assembly line ensure consistent high-quality.
  • Each modular building is designed to be moved from the factory to the job site. Therefore, additional structural steps are taken to accommodate the rigors of transportation. Conventionally built structures are not required to accommodate over the road hazards.
  • Factory tradesmen who work together on an assembly line over a long period of time bring greater team effort and commitment to quality.
  • Ongoing training for all production line personnel is standard.
  • Many building components are “pre-fab” to strict tolerances using high tech machines. The result is superior precision each and every time.

3) Affordable

It is well known in the construction industry that factory built modular buildings cost less to construct than on site “stick built” structures. Estimates range between 20% and 30% …or more. While opinions may vary on exactly how much, there is no debate which method is most cost effective. There are a variety of reasons including;

  • Economies of scale
    Most building materials are centrally sourced with national accounts and purchased in volume. The savings are passed on to you.
  • Less waste
    With state of the art factory production techniques and “pre-fab” components, nearly all building materials are used with minimal waste. This saves valuable resources and you money. 
  • Lower labor rates
    Factory tradesman, on average, earn less than on site construction workers. Again, these savings are passed on to you.

    With modular construction, site work and building construction occur simultaneously saving considerable money…and time! 
  • Non prevailing wages
    If your project is government funded chances are “prevailing wages” must be paid to all trades people. This adds considerably to the labor portion of the project. Depending on the particular trade it may add another 40% or more to the labor rates. With modular construction all factory labor is exempt from prevailing wages. Only site work is assessed prevailing wages. This results in considerable savings to you. 
4) Flexibility

Modular buildings can quickly and easily be configured or reconfigured to meet changing needs. By connecting several modules together we can create virtually any size or shape. From a one person office to a complete school our structures are ideal for expanding organizations. And, you don’t have to compromise on the “look” of your building either. Our buildings can include a host of architectural enhancements to rival nearly any conventional structure and blend right in with surrounding buildings. The buildings are generally installed on permanent concrete foundations to meet local codes and standards.  In light of the advancements in building techniques it is often times impossible to determine if a structure was built at a factory or on site. All interior and exterior materials can be customized to your specifications. There design options are limitless.

Site grading, utilities and foundations are typically completed prior to delivery of the building. Their goal was to develop a nationally accepted benchmark for the design, construction and operation of high performance “green” buildings. To further their mission, USGBC developed The Leadership in Energy and Environmental Design (LEED) in 2000 which is a rating system for new and existing structures. The Cost To Go Green

Our typical factory built structure includes a host of standard components that are recognized as green or recycled ….and at no additional cost to you!  They include such items as; recycled structural steel, use of non toxic paints, adhesives and sealants, high insulation values, energy efficient light ballasts and bulbs, recycled tile floors, tinted windows, low water use plumbing fixtures, “on demand” water heaters and recycled content for metal doors and door frames. This not only saves energy but also reduces operating expenses.

Portable Interior Partitions

If one of our existing floor plans is not just right we can install demountable, portable partitions that allow you to configure the interior any way you want. Our attractive partitions are installed floor to ceiling for improved sound control and offer an economical and quick way to subdivide interior spaces. Portable partitions can create additional offices, waiting areas, conference rooms, storage areas, break rooms, office equipment areas etc. What’s more, there’s no “up front” cost. All partitions are rented by the lineal foot so you only pay for what you need…could not be easier!

Furniture

Modular Building Concepts offers many furniture packages to fit any budget or lifestyle. From a simple desk and chair to a completely furnished executive office we have a furniture package to meet your needs. Let us complete the interior of your new office so you don’t have to. All furniture is available to rent, or purchase if you prefer.

Steps

  • Standard step
    Pre fabricated galvanized metal step utilizing welded steel construction, removable handrails and slip resistant treads. Standard steps available in 3 or 4 step design. All steps include adjustable feet. 
  • OSHA step
    Pre fabricated galvanized metal step utilizing welded steel construction, removable handrails and slip resistant treads. OSHA steps available in 3 and 4 step design. Platform is larger to meet OSHA requirements   
  • Custom step
    Modular Building Concepts can construct attractive and durable custom wood steps on site to meet any site conditions or aesthetic needs.

Ramps

Modular Building Concepts provides ADA approved, pre fabricated galvanized metal ramps. Pre-engineered and pre-fabricated construction means they can be easily assembled and dissembled. All ramps meet applicable construction codes and are manufactured in a state of the art factory. Ramps utilize welded steel construction and include removable handrails and slip resistant walk on surfaces. Ramps may be purchased or leased. Aluminum ramps also available.

Note - Ramp sizes and configurations are based on building floor height and site conditions. Our most common ramps are 30’ and 36’ in length. For limited space applications we also offer ramps with a “switchback’ design. Decks

Custom decks are available from Modular Building Concepts in a pre-fabricated metal design or a custom built wood design constructed on site. Decks are commonly used to connect one building to another or to provide outdoor space for a break area or eating area. Skirting

Improve the appearance of your building with matching skirting. Skirting provides a finished look while keeping the area below the building free of debris.

Tie Downs

Tie downs are available from Modular Building Concepts to safely secure your building against wind and seismic activity. Many cities and counties are now requiring tie downs so we suggest consulting with your local building official before ordering your building.

Window Security Bars

Security bars are interior mounted and offer enhanced security for you and your staff. Built out of steel and painted a complimentary color, they will help protect your building and its valuable contents.

Awnings

Sturdy and attractive awnings are available in a number of colors, styles and fabrics to meet the most demanding architectural requirements. Awnings are the most cost effective way to improve the “look” of your building while also protecting against rain and sun.

Permanent Concrete Foundations

Concrete foundations typically utilize a “poured in place” or “block wall” design. This system is the best method for installing a building intended to be permanent.  Each foundation is designed by our professional engineer to meet all local codes and site conditions.   

Containers

Modular Building Concepts offers 8’x20’ and 8’x40’ weather resistant steel containers for safe and secure on-site storage. Our units are made of 100% steel and are ideal for; contractors, government agencies, schools, hospitals, military bases, developers, reservations/casinos, nonprofit organizations, auto/RV dealers, remodelers, growers, golf courses, religious organizations industrial and commercial firms.

Holding Tanks

Holding tanks are available for those sites that do not have the necessary utilities. Our tanks are installed immediately after the building is in place so you are up and running in no time.
